Zoning variances approved by Rayne Planning/Commission Board

A couple of zoning variances were approved during the June meeting of the Rayne Planning and Zoning Commission.
The board first approved a request by Tyler Primeaux to put a trailer at 1111 E. Texas Ave. at the very edge of the city limits.
The property is zoned R-1, however, City Building Inspector Mark Daigle explained that Primeaux plans to build a house on the property and will be living in the mobile home only until such time at the new home is completed.
Signatures of “well over the required 75 percent” of property owners within 300 feet of the 1.5-acre tract had been acquired by Primeaux, according to Daigle.
The board also approved a request from Miles and Cheryl Boudreaux for a variance of the mandated 5-foot setback for construction.
According to Daigle, the Broudreauxs plan to build a garage / game room that will encroach by 2 feet into the required 5-foot area.
Daigle explained that the Boudreauxs had the required signatures from owners of abutting property owners and that, because the new structure is within the 5-foot setback, stricter fire regulations would be required.
In other action, after some discussion, the board approved a request by SPEC Engineering and Planning, representing Sandra LeJeune, to subdivide property located along Louisiana Highway 35 north of Rayne.
Daigle explained that LeJeune was asking to create a 0.42-acre lot for a proposed dental office between Day Inn and the new Farm Bureau office.
The board agreed to the request contingent upon state Department of Transportation and Development approval and other considerations.
