Board to sell surplus parcel of land

It was a saga, of sorts, that started months ago, but now, by action of the Acadia Parish School Board Wednesday night, some finality is coming for the sale of commercial property.
A parcel of property in the city of Crowley will be sold to Albarado Properties, LLC, which placed a bid of $90,050.
The land is a small parcel – approximately 240 feet by 124 feet, containing some 0.68 acres, more or less – located officially in Section 29, T9S, R1E.
The property borders Cherokee Drive on its east side and is about one block north of Louisiana Highway 1111/Odd Fellows Road.
Under the bid’s agreement, the board does not assume any responsibilities for activities that may or may not be conducted on the property and/or which structures are established, if any.
Plus, the board was to retain in perpetuity all oil, gas and mineral rights and the rights to any substance of value at all depths. The board also required it be guaranteed the first option to repurchase the property from the successful bidder (at appraised value) should it be sold in the future.
The final request has become somewhat complicated, however, and will require the use of attorneys.
Under the approved measure Wednesday night during special session, the board accepted the high bid from Albarado Properties, but also granted the successful bidder the option to sell the property to Thomas L. McNeely III, who, coincidentally, was the second highest bidder at $85,100.
Furthermore, the board granted its attorney permission to work with the attorney(s) for Albarado Properties and McNeely pursuant to the completion of the transfer of ownership of the property from the Board to Albarado Properties then McNeely.
If McNeely chooses to sell the property at another date, he will give the board first option at re-purchasing.
The original bidding process, which was advertised in May, netted no bites, however, that was a matter of miscommunication it seemed, because after re-advertising four bids were received for the property.
The property was originally appraised at the value of $68,500.
In other action at its special session, the board approved the new 2015-16 Head Start Parent Handbook as well as the renewed property insurance for the same school year.
